476-acre mixed-use development planned on Ga. 365; includes 496 housing units

GAINESVILLE - A mixed-use development, consisting of multi-family, single-family, commercial and office components, is planned on a 476-acre tract on Georgia 365 just north of White Sulphur Road.


The Hall County Planning Commission is scheduled to consider a rezoning request for the project Monday.


Barker Street, LLC, wants to put 310 multi-family residential units (280 apartments and 30 town houses) and 186 single-family lots on the tract. The company says it will also include 600,000-square-feet of commercial/office space and that 25 percent of the land will be left as "open space."


The site is on the east side of Georgia 365 at its intersection with Simpson Road.


The county planning staff is recommending approval of the rezoning, with conditions. Those conditions include the stipulation that the project be developed only if sewer service is available. The applicant is proposing to use Hall County sewer service, if and when it becomes available. Another stipulation calls for the developer to pay for any road improvements needed to accommodate the development.


The planning board is expected to consider the matter when it meets Monday at 5:15 at the Hall County Government Center.
