New N. Hall apartments to be part of huge mixed-used development

GAINESVILLE - Those new apartments that are planned in North Hall will be just one component in an 82-acre mixed-use development.

Plans were announced a few days ago for a 288-unit, gated apartment complex near Thompson Bridge and Price roads. (See earlier story.)

According to the application from Riverbrook Development Partners, LLC, "the overall vision of Riverbrook Village is to become a mixed-use development with retail shopping, restaurants, commercial outparcels, and a gated residential apartment community."

In asking that its previously approved master site plan be amended, Riverbrook is requesting that 60 acres be set aside for commercial development and 22 for residential development.

"Changes made to the current rezoning plan include a 1,200 linear-foot reduction in stream buffer disturbance, a reduction in PCD (Planned Commercial Development) square footage from 373,450 to 316,000, and an increase in PRD (Planned Residential Development) density from 62 attached townhomes to 288 apartment units," according to the request.

The site already is home to a CVS Pharmacy. The developers are proposing the following additional office/commercial components: 279,500 square feet retail; 21,000 square feet office; 3,500 square feet restaurant; 6,000 square feet gas station; and 6,000 square feet day care.

The proposal is to go before the Hall County Planning Commission on Monday.
