Site plan changes approved for 300-plus lot Flowery Branch subdivision

In the latest round of residential development in the city, the Flowery Branch City Council gave final approval to changes to site plans for a more-than 300 lot neighborhood at its Thursday meeting.

The just over 100 acre lot between McEver Road, Gainesville Street and Lights Ferry Road is commonly referred to in city documents as the "Connor Property". The development was originally approved in 2006, but was put on hold due to the economic recession.

Now, developers say they're ready to begin work on the project, asking for some final changes before starting the construction. The biggest change is an increase in the number of lots from the originally-planned 275 to 325. Also in the new plans are increased amenities including a clubhouse and a pool.

Several residents at the meeting spoke against the project, with most of the complaints being about increased traffic in the area. The plans call for two entrances, one off of McEver Road and the other off of Gainesville Street emptying onto Chattahoochee Street. Developers had originally planned a third entrance on Lights Ferry Road, but said the property lines and the location of a nearby creek made it impossible.

Other concerned included construction traffic on nearby Morrow Drive and increased stress on nearby schools.

The city council approved the site plan changes unanimously.
