City Council approves TAD funding for midtown project, construction imminent

As expected, Gainesville City Council this week gave approval to a resolution that provides Tax Allocation District (TAD) monies for The Enclave Redevelopment Project in midtown.
 
Rusty Ligon, Community Development Director for the city, said after Tuesday night's vote he expects construction on the 45 townhome-style rental homes to begin later this spring.
 
"They've already got approval for demolition and they also have a land disturbance permit, so they've demolished all the buildings already," Ligon said. "They still have to obtain building permits before they begin construction."
 
The project, developed by Davis Pine, LLC, encompasses a full city block in the southern part of Gainesville's midtown district. The area is bound by Martin Luther King, Jr. Blvd., Pine Street, Davis Street and Wills Street.
 
City Council members discussed the TAD funding amount of $769,058 in depth at a council work session on March 16; Tuesday night's vote made the resolution releasing those funds official.
 
Ligon reiterated a comment he made at the work session, saying that The Enclave has sparked interest in other midtown projects.
 
"We do think you'll see some other projects following this particular project," Ligon said. "We've already seen several area businesses there doing some clean-up on their own and we just think this is the tip of the iceberg for the midtown area."
 
In addition to The Enclave, the Walton Summit development on Atlanta Street is another midtown project that is currently under construction. Ligon said both of those developments will be central to growth in midtown Gainesville.
