A 45-lot lakeside subdivision on Flat Creek Road in Gainesville was approved by the Hall County Board of Commissioners on Thursday.
Neighbors had a few concerns about the subdivision that they voiced at the planning commission meeting.
The applicant, David Mercer of Development Consultants, met with the neighbors before the Board of Commissioners meeting and as a result, there was no opposition the rezoning request Thursday.
Mercer said that the newly proposed subdivision would not disrupt the view from the road, which was one of the concerns.
"The entire road frontage will look like it does today, we hope in 20 years," Mercer said to the commission. "We don't plan to do anything there."
The other major concern was the placement of the boat docks. An adjourning subdivision took issue to the fact that the original location of one of the docks would be visible from their subdivision with which Mercer was able to address.
"There was concern that we had a boat dock illustrated on our site plan in the cove that separates Point South and our development," Mercer said at Thursday's meeting. "We looked at that and we agreed that it probably wasn't the best place to put it, so we moved it to the interior. Can't be seen from Point South."
The new subdivision will have docks available to all homeowners. It will consist of two interior roads that end in cul-de-sacs with no through traffic.
Mercer asked for a waiver to not include the required sidewalks within the subdivision to which Commissioner Jeff Stowe explored the option to add a requirement to have a least one side of each street to have sidewalks.
"I like sidewalks," Stowe said.
That recommendation was approved and with all the issues worked out and the concerns from neighbors addressed, the Board unanimously approved Mercer's request to build the new subdivision.
