Proposed west Gainesville apartments recommended for approval

A staff report from the Gainesville Community Development Department recommends approval of an annexation and rezoning request for a nine-unit apartment complex west of town.

As AccessWDUN reported a week ago, the development is planned at Memorial Park Drive and Old Flowery Branch Road.

The applicant, Chris Patton, is proposing to annex the one-acre tract with a zoning of Residential-II (R-II), and Gainesville Planning and Appeals Board is scheduled to consider his application Tuesday.

"The property consists of two parcels which are zoned Residential-I (R-I) within unincorporated Hall County," according to documents on file with the city.  "The city limits are adjacent to the property to its south and east. There is a vacant residential duplex located on the property that will be demolished in order to construct the proposed (two-bedroom) apartments."

According to the application, access to the complex would be from Memorial Park Drive.

The city planning staff included several conditions in its recommendation that the annexation and rezoning be approved.  They include limiting the number of units to nine and adding a "full access driveway" from Old Flowery Branch Road.
